Headline price is not proceeds

Costs on both sides of the transaction and tax on the gain sit between the two, and they are usually larger than expected.

This calculator runs entirely in your browser. No figure you enter is transmitted, stored or logged — the page makes no network request while you use it. The model is a simplified illustration of standard arithmetic and is not investment, tax, legal or lending advice, and not an offer. Real outcomes depend on contract terms, fees, taxes and your own circumstances. Capital gains treatment varies widely by jurisdiction, asset type and holding period; several jurisdictions exempt private capital gains entirely while taxing professional dealing. Take advice on your own position.

How it works

Basis, proceeds, gain

Every jurisdiction defines these three terms slightly differently. The structure of the calculation nonetheless holds.

Cost basis

Purchase price plus the costs of acquisition — notarial fees, transfer duty, professional costs. Keeping these records is what makes the basis provable later.

Net proceeds

Sale price less the costs of disposal. Agency, legal and transfer costs are deducted before any gain exists.

Annualised return

The compound annual rate implied by the net gain over the holding period — a fairer comparison than a headline percentage.

Arithmetic is the easy part.

The judgement that matters is what you do with the answer.
